Marketplace at The Ranch, New Willis Township
The Master Plan for the 700 acre New Willis Township creates a mixed-used center that will serve as the core commercial area for both the project site and surrounding Montgomery County. Working closely with the owners and economic development consultants, Franke : Franke prepared an urban design framework that infuses environmental and ecological design with scale and organizational strategies of traditional town planning.
The framework plan for the new town forms a range of natural and constructed landscape conditions that allow residents to move on foot or bike between home, workplace, and schools. East Fork Crystal Creek is envisioned as a preserved and enhanced system to provide both flood control and recreation lands for the site. Commercial core areas at the north and south sections of the property include a diverse mix of commercial uses ranging from services, office, corporate campus, retail, and lodging, to production space including light industry and research and development. Community uses are envisioned to include a town hall on the green, an independent school, church sites, and an institutional/information technology center affiliated with a regional university. Up to 1,000 residential uses of varying type and density are accommodated along the central spine of Crystal Creek corridor.
