DESIGN + BUILD

Since 1996 Franke:Franke has offered Design+Build services to our Clients who wish to have one responsible point of contact throughout the life of a project, knowing with confidence that this single point of contact will both appreciate and understand the design intent at each level of construction, and manage the day-to-day operations of construction to achieve all project goals.

To enable our team to achieve the maximum potential with the Design+Build model, we have developed professional relationships with dependable and highly skilled building tradespeople, artisans, and craftspeople to carry out the work as designed by Franke:Franke.

Most importantly, we believe that our Design+Build approach maximizes the value and quality of the final built project for our Clients, while also maintaining cost controls that are necessary to achieve the design intent without unnecessary compromise.

Although we believe that the Design+Build model often provides real advantages to a particular project—from direct oversight of project design qualities, to continuous cost/benefit analysis throughout this integrated approach of project delivery—the considerations as to whether to utilize Design+Build services are unique to each Client and project.

We are equally capable of serving solely as the Architect or Landscape Architect for a given project, working in concert with an independent general contractor engaged separately by the Client. In this traditional tripartite model of project delivery, our Client engages Franke:Franke and a third-party qualified contractor through distinctly separate contractual agreements. We are always happy to discuss the options available to each Client regarding project delivery, and we encourage each Client to research and understand the difference between the options that are available to them, and to choose the design and construction method of project delivery that best fits their particular needs and experiences.
